How long does an appraisal take?
Most residential appraisals are completed within 3–5 business days of the inspection. Complex properties or unique markets may require additional time. For the fastest delivery option, reports will be securely sent via e-mail in PDF format. Other industry formats are available upon request. If you would like a hard copy of the report we can also print it out and mail it to you for a nominal fee.
What does an appraiser look for during the inspection?
We evaluate the property’s size, condition, layout, upgrades, and location, then compare it to recent sales of similar homes in the area.
How much does an appraisal cost?

How should I prepare for an appraisal visit?
Make sure all areas of the home are accessible, note any recent improvements, and have permit records available if applicable. You don’t need to stage the home.Any pets that pose a threat should be managed and an adult (18+ years) must be present during the interior inspection, which usually lasts forty-five minutes to one hour depending on the size of the home.
Do you serve both Washington and Illinois?
Yes. We are licensed and certified to appraise residential properties in King, Snohomish, Northern Pierce, and Eastern Kitsap Counties in Washington, as well as Cook County in Illinois.
What forms of payment do you accept for appraisals?
Payment is due at the time of inspection. The preferred methods of payment include cash, cashier’s check, certified check, credit card, money order, Venmo and/or PayPal. For all checks and money orders the appraisal report will not be sent out until payment clears. Using a preferred payment method will allow us to send the appraisal report out to you as soon as the report is completed.
Can you do an appraisal for a home loan?
Most of the appraisals we perform are for home loans, whether a purchase, refinance or home equity line of credit. However, per the Home Valuation Code of Conduct (HVCC), an appraisal done for a home loan must be ordered through the lender, and usually through a third party. This helps to ensure that an unbiased appraisal is performed.
What's the difference between a home inspection and a home appraisal?
A home inspection typically involves a contractor coming to your home and doing a thorough check on the condition of your home. They look for problems and items that need repair. An appraisal is used to determine the market value of your home. The overall condition of your home is a component of the appraisal, but appraisers are not contractors.
